When renovating a home for the second time, experience becomes a valuable asset. As second homeowners, we have a clearer understanding of where to invest and where to save. This time around, one of our main priorities was adding more storage space, leading us to allocate a larger portion of our budget to carpentry works. Knowing the areas that require greater investment and where costs can be managed is crucial. For instance, we decided to spend more on carpentry works—a key element for us—while keeping a reasonable budget for other aspects such as painting and wall finishes. 
Here’s a breakdown of our $80,000 renovation budget, helping us achieve a balance between style, functionality, and practicality. 1. Carpentry Works – $33,997 Our biggest investment went into customized carpentry to maximize storage. From built-in wardrobes to kitchen cabinets, we focused on creating functional spaces without compromising on design. This was where we knew we wanted to spend more, having experienced how vital good storage can be. 2. Floor Finishes – $9,722 Flooring is one of the most visible elements in any home, and choosing durable, aesthetic materials was important for us. We went with premium tiles and hardwood for areas that see the most foot traffic. 3. Wall Finishes – $7,510 Instead of splurging on expensive wallpapers or intricate designs, we opted for a minimalist approach to keep this cost moderate, while still creating a refined look with clean lines and neutral tones. 
4. Hacking & Construction Works – $6,400 These works include demolishing existing structures to make way for new designs. It’s a necessary cost to start the transformation of any space. 5. Door & Glass Shower Screen Works – $4,720 Updating doors and adding glass shower screens were part of enhancing functionality and privacy, which were key elements in our redesign. 6. Miscellaneous Works – $4,574 A cushion for any unforeseen expenses, ensuring that unexpected costs wouldn’t derail our renovation plans. 7. False Ceiling, False Walls & Partition Works – $4,330 False ceilings not only hide wiring but also allow for beautiful lighting installations. This was another area where we focused on keeping costs reasonable while achieving the design we wanted. 8. Electrical Works – $3,657 Electrical works are a necessary part of any renovation. We included rewiring and updating lighting fixtures to ensure safety and modern functionality. 9. Painting Works – $2,630 A fresh coat of paint was a simple and cost-effective way to refresh the space without breaking the bank. 10. Plumbing Works – $2,460 This essential component of any renovation ensures that all the plumbing fixtures, pipes, and systems work efficiently.
